What this tool can't do

  • It can't judge your overall message. A listing with zero flagged phrases can still indicate a preference through its framing, imagery, or what it leaves out.
  • It doesn't know your state or city. Source of income, age, marital status, military status and others are protected in many jurisdictions but not federally. Ask your broker for your local list.
  • It doesn't check your ad targeting, which is where a lot of current exposure actually sits — excluded age ranges, radii that carve out neighborhoods, lookalike audiences built on unrepresentative lists.
  • It flags patterns, not violations. Several entries have entirely legitimate uses, which is why they're marked context matters rather than worth rewriting.
