The honest version of "work your sphere"
Every trainer says "tell everyone you know." Fine — but if you're 24, new in town, or switching careers, your sphere is thin and everyone in it already knows an agent. The real question is how to generate stranger trust, and stranger trust comes from being visible and verifiably competent where people actually look.
That's mostly free in year one: a fully completed Google Business Profile (most new agents skip it entirely — instant advantage), a simple site with one genuinely useful neighborhood page, and consistent proof-of-work posting. None of it requires budget. All of it requires weeks of consistency, which is the actual price.
The 90-day plan that produces a first deal
- Weeks 1–2: GBP claimed and 100% complete, photos included. Domain in your name. One neighborhood chosen — ideally where you live.
- Every weekend: host open houses for busy listing agents at your brokerage. Their listing, your buyer conversations. This is the single highest-yield activity available to a new agent, and vets happily hand it off.
- Weekly: answer real questions — in local Facebook groups, neighborhood forums, and yes, Reddit — as a helpful local who happens to be an agent. Never pitch; be findable when they check who answered.
- Monthly: publish one real answer on your site ("what $450k buys in [neighborhood] right now"). Twelve months later that's a citable library; most agents never write one.
What to skip in year one
Skip bought leads until you can afford to lose the spend — portal leads punish slow, part-time follow-up, and new agents convert them worst. Skip paid social until there's something to retarget. Skip the $3,000 branding package; nobody hires a new agent for their logo.
And know why the free path works: every open-house visitor, group answer, and neighbor conversation ends the same way — they Google you. The profile, reviews, and answers you built are what turn contact into a client. Visibility isn't a marketing channel for new agents; it's the conversion layer under every channel.
